Hi, Tony,  I don't know the price range in your area, but my favorite strategy is to try to find an seller who owns their property free and  clear (i.e. no mortgage).

Settle to avoid court costs (which will get you cleared but cost a fortune) or pay up. 

It does take awhile for those to clear. 

Do some quick research, and the concept will become clear.

This is pretty simple as long as you get it in writing and are clear about the terms.

Keep some documentation that makes it clear you used HELOC for business purposes (timing if HELOC with timing if expenses paid).
