You had investors lying out both sides of their mouths about completed renovations, outlandish scams running all the time, groups of investors or the really big boys pumping up whole blighted neighborhoods to raise recent comps and then selling remote-appraised blocks of houses at a time...unless the appraiser actually gets into the house, there's just too much leeway for lying.
