It's not the number of deals done either, doing a hundred sub2s doesn't make you an expert as you can do them unlawfully or haphazardly 90 times and not have had an issue.....yet.

This is called 'Information Brokering' and is perfectly legal.I'm not a legal expert, certainly not in Ohio.

I have become nothing short of an expert in everything involved, including but not limited to: construction, rehab, permits, court, house value, geography, vouchers, and law.

Simply being a Realtor doesn't qualify one to be an expert in this niche of the business.  

I am definitely not an expert on Utah's markets(not even close) and still have a lot to learn.
