(he may have had others but those were the three he presented me with) Again, if it’s better to borrow over long term, then why would you hurt your own cause by borrowing on a fifteen loan, punishing yourself with and higher payments?

When we need to do an upgrade because of an emergency (like last week when we discovered a leaking hot water heater had caused extensive floor damage) we compensate the tenant for not being able to fully use their unit, either by a rent refund for the lost days or by putting them up in a hotel room.You are talking about extensive upgrades to the kitchen.

@Paul Janerico When Brandon uses the term "forced appreciation" he is talking about a forced increase in value of the property caused by your (the investor) buying at a discount (20% less than the value) and/or adding value to the property through improvements.

Consider paying for title insurance yourself and if she still balks at it, stay away from the deal cause it's no deal!
