Some people recommend filing in WY, other recommend land trusts, etc. 

The first three companies the warranty company assigned the job to refused the job as they were too busy.

The fact of the matter is that banks do not want to be in the property management business. 

My mom keeps hers at 68 due to health reasons so I figured give people an extra degree. 

I'd talk with a lot of different people including other investors, your CPA, your estate-planning attorney, and others. 

Then, with so many people in the same situation, the housing market started to get flooded with houses.  

@Amani Abdel-Dayem  wholesaling seems to be happening less, people want top dollar so most will sell on the MLS. 

Then I call a couple more people and get a couple more no answers or not interested and then I get a hold of this lady who right off the bat was very polite very sweet and we hit it off right away.

years prior the business was evaluated at $5.5 million but in its current condition we purchased it for $1.8 million!

@Aaron DavisI'm sure you know your business better than we do, but the question is why is there only 3 of the 8 units currently occupied?
