If you disclose the worst aspects and most expensive repairs and you only get 3 calls out of 100 on your buyers list then 9 times out of 10 you have 3 serious buyers and those are the ones that count.Buyers always have worries and the worries come in the form of evaluating risks so advising of potential rode blocks early on is good for business here are a few of the major details you want to provide.Accurrate repair cost- walk around the property and jot down what needs to be done, windows, trim, paint, doors, kitchen, counters, bathrooms, shower doors, toilets, sheetrock, demolition, roof repairs etc.. just write it down and provide a repair estimate with a list of what needs to be done. a tenured investor can look at the list and instintly tell were you numbers are. if you say new roof needed estimate $2,000 they they will think your off.Structural Damage- is the roof sound, is the foundation settle, cracked, or shifted,WDO- is there termite damage in the property?

Looking to make an offer in the $135,000 range.Based on comps, this neighborhood is 3 blocks from where my family lives in now, so very familiar, will be $1750/month in rent.Plan on having tenant pay all utilities, or I will pay heat/hot water.Probably put about $5000 into it to freshen it up, make it pop.Assuming 4.75% mortgage, insurance, taxes, utilities (trying to avoid all), I think it will cash flow $350/month.It will be easy for me to manage given the location.

And since they came to the USA to work and make more money, and the apartment was two blocks from the job so they could walk to work (no car even to this day), it seemed to be less of a risk to give them the chance.But somebody who has been at a good paying job and can't come up with move-in money, then I would explore the reason why more closely.

For this house, though, the roof appears to be in fine shape, it's concrete block and I don't see evidence of termites (got a lot of experience with those!)
