---NOI is overstated because you are not accounting for expenses from the basics (paint, cleaning, etc.) to the expensive (roof, hvac, electrical, etc.).

Your best best is to get a copy of the lease (which should be a basic step in due diligence) and contact an attorney who specializes in tenant evictions in the area that the property is located so that he can review and advise you on the lease.

I've closed short sales before and haven't had this issue... but never with BofA.So basically the short sale is approved... and I tell the escrow officer that my hard money lender wants an estimated HUD.

They will basically just be looking for the following things in your home office:- The office must have a secure door lock and be separate from living quarters (can not be a bedroom, must be a den or a separate office)- Password protected computer- Locking file cabinet where tenant information is stored- ShredderThere's really no way to get around this if you wanted access to complete credit report info.
