Hi everybody,I am looking at 4 homes (all 2 bed/1 bath) on the same lot being sold together (with owner financing) in Connecticut.Please take a look my expenses below and let me know if there is anything missing, because right now it is only a break-even (or just barely ahead deal) but the units are in a great location.

Do you find it easier to negotiate once you are at the property face to face with the person?

I barely have 10% of my portfolio in SFRs anymore.

That said, you will be faced with a strongly expanding new construction market in this area.

The risk you face depends on the age and style of the building you buy, and how long you plan to own it.If you plan to own longer-term, it is understandable that you would consider earthquake risk. 

Just keep in mind that you will probably still want to insulate whether they pay anything or not - so don't lose face asking and them saying no.I had a pipe burst last year - stunk to be me - paying a plumber is like paying a dentist - painful but has to be done.  

I'm just worried that the 911 calls will go on record and look bad for me or my house on the face of it.

I would love to shop around but my current loan has me locked in for 6yrs else I face prepayment penalties.
