Here are more details:First opportunity is a buy and hold 4-unit property in Yonkers, which could be a good option to walk into as a first time buyer as I will start off cash flow positive, but it's in an area that will not see as good annual appreciation as the 2nd opportunity.

@Katie Huynh you didn’t account for capex, repairs and the vacancy is low.Also in my experience 7% for PM is low.

I am in the final stages of writing my contract for my wholesale deal (I meet with the sellers to sign tomorrow) and I just want to make sure this is 100% without a doubt right.So, I have it written in my contract that the EMD will be credited to the escrow account at my title company FOLLOWING the 20 day inspection period.
