I would assume that the landlord is going to change or update the floors anyway when you leave so for them to not want to get a more durable solution for a discount...

If you produce a clean property with upgraded, separate mechanicals, I find that you tend to get a more responsible applicant.  

Does it provide a more accurate estimated property value?

If you have more than one floor and tenants live above tenants the sound insulation of carpet may result in a more peaceful tenancy.  

You can explain the situation to the tenants and explain that they would be getting a more attentive landlord that isn't focused in another state almost 1,000 miles away.

The large homes and lots in the area is desirable for 30-somethings who want to stay in the city but have a more "suburban" feel then some of the downtown neighborhoods.  

I was pleased with the results of my 1031 because I was able to get into a more expensive project with that tax deferred money and I am older than you which means I am more likely to sell when I am old and have less income to be taxed. :-)The CDA market (along with the rest of the USA) is strong- especially in the <$200K price range.
