I was pleased with the results of my 1031 because I was able to get into a more expensive project with that tax deferred money and I am older than you which means I am more likely to sell when I am old and have less income to be taxed. :-)The CDA market (along with the rest of the USA) is strong- especially in the <$200K price range.
