I'm still watching my MLS alerts, but I'm having trouble finding deals that would actually cash flow, which is why I'm considering direct mail.One other thing I've been thinking about is finding a wholesaler who might want to take over deals from me if I find a motivated seller, but our goals and timelines don't align well.

@Dustin MooreIf you proceed with this deal be sure to have the property inspected (go with them) to determine the condition and usable life expectancy of all major components and appliances.
