We have some areas in Milwaukee that are exceptionally nice from an architectual point of view, when you look at the streets and housing stock - and happen to be in some of the lowest value ares in town - like along Sherman Blvd.I do believe that the proximity to the lake will play out at some point, but it will require a complete turnover in what currently makes the neighborhoods there, including housing stock and reputation.Every new investor wants to be the smart guy, who bought low in an up and comming neighborhood and looks like the smart guy a few short years later.

We saw this same stuff happening in the mid 2000's....right before the correction because owners were thinking they could always still get a bidding war ......however....less of the general public is trying to buy rentals in Oakland because of rent control, etc......but the smart people like us have a different thought process.

Guests often look for those.Have also seen a recent study that says that 82% of guest prefer to stay in smart home enabled properties and that 60% are willing to pay more to stay at those so I'd recommend adding smart home devices (locks, thermostats, Roku TVs) and clearly market those in your listings.

I know that this has cost me in terms of total return but I started a little late in the game as opposed to those young smart guys using the "BRRR" method.
