I'm holding my breath and praying that she earned those good reviews and that I'm going to be able to give her a good review.

You should also check their online reviews and client testimonials (if any) to understand what their clients think about them.

I've read a lot of good reviews about Cozy but I like that Avail has a lease generator, allows E-Signatures, and syndicates to more listing services. 

I'd just write back "thanks for the link documenting move-in condition, very handy. cannot sign documents without legal review, but good thinking!" 

Heck, there is so much overloaded information out there tenants might just like a letter from their landlord reviewing their options for energy assistance, credit card assistance, etc.  

copy and paste the document so we may all review and send out to our tenants if we like the verbiage

Lastly, if you are relying on the city to help with resolving code violations, add more time for that too.For the level of finishes, review 20+ properties that are currently for rent in that exact area. 

We currently have depleted most of our contingency and after review we noticed that some of the money was spent on permits and trash removal.
