If I am able to get funds for a property from a private investor, but it is short term funds and I need to pay them off in less than a year, what are my options to refinance other than a conventional bank? 

Did you get any Private Money or Any other Funding,like not putting (no money down )?

Or should I find private money?

I had to find a private lender to secure the additional financing which was a safe deal and it worked out but I'm always looking for experience to build off of.

I have over $100k in escrow and I lost a private lender due to the 1031exchange rule due to the seller changed the closing date.

Not sure if your flipping or trying to buy rentals, but you could try using hard money lenders or find some private people to lend you money.
