So I'm trying to weigh selling my rental vs keeping and renting out through a management company. 

Since the rate won't drop a lot, there will still be hesitancy, which will keep prices from jumping.

@Raeshelle Cooke I think you can take out a business loan since it does not post in your personal credit.

I haven't personally house hacked a room, but I do know some people who have.

What I do have is a title that shows only single family unit, and a county assessment that shows single-family.I don't have any rent receipts at all (which I find pretty surprising, considering my Dad was almost obsessive in his record keeping - us kids have recently just "ransacked" his office and found no records of rent).

As soon as you get your new job, keep saving. 

I have enough put away to purchase a few properties for rentals and kick start everything with a faster scale and keeping reserves on hand.

I understand most of the interest rates we have now are minimal so we will likely keep paying the minimum balance each month.

Personally if they were polite with good communication and nothing was stolen or damaged.

If 10% is sufficient, do that and keep the remaining money as a reserve or for your next investment.
