She has informed me that she is actively working on furnishing the home to operate as a STR should I decide to proceed.I have not closed on this property yet as I'm still determining if it will be a viable investment option for me.

Works just fine for me and the solar panel can be directed independent of the camera which is nice.

I know there have been delays and issues during government shutdowns but this is a new one for me. 

Trying to do renos with someone living there will only cause problems: long to get renos done, disruption for the tenant and more expensive in the long run. 

I reside in Hattiesburg and I recently invested 5K on a Wholesale Program, thinking it would be really hands on and structured more like a mentor program.

Obviously the dev here is going to be different just given the difference in geographies and an over lack of granite in the ground here, but theres an epic amount of projects going up here if you're interested in that kinda thing.

Anne, I would advise you to focus less on the number of “doors” and more on the quality of your investments.

So it's all very situational and market dependent.
