Personally I would take option B and continue to drive the 240k mile truck.

@Jesse Rivera  A fellow investor hasn't closed a REFI he started with the same inside FAM lender here in Atlanta, back in March,  M A R C H. 

We have 1 STVR in Phoenix and last year it was the busiest it’s ever been, 90%+ booked from March 2020 - now. 

But officials indicated that rate hikes could come as soon as 2023 (after saying in March that it saw no increases until at least 2024).

What are ya'll finding in Davidson (and surrounding) counties as a "good" cap rate for multi-family properties in class B and C neighborhoods? 

Should I structure this as a sublease or end the current lease and start a new one with Tenant B and the new person?

I had two clients get under contract in November and December on new construction that was completed in March and May respectively about 45 min north of Seattle and guess what, the builders didn't try to renegotiate, but my clients closed with over $100k in instant equity.

I haven't seen one property worth bidding since the COVID started in March 2020.
