Obviously depends on bedrooms/sf but I can’t imagine getting any rents to work at that price point in that area. 

Imagine that you are “paying” the rent you should get for that apartment.

I find that to help my spouse get back into the groove it's usually best to help them imagine the life that you are creating.

I used the VA loan so we are supposed to owner occupy, plus we are living in our fifth wheel at the moment and can't imagine spending another summer in it!

I imagine multi-family properties may be more expensive, since it's more of an urban center.I have a good understanding of the layout in DC, but very little knowledge of the surrounding area - which would include properties that'd likely be more affordable. 

I can't imagine not being here locally. 

Imagine knowing what you know today in 2009-10... you’ll be 10X richer.

Since he will be doing the building we won't have to pay a contractor so I imagine it will cost us much less than it would traditionally. 

I can only imagine how expensive it would be to provide medical to just one employee.

Not much more you need to consider besides that unless you plan on doing something weird in their unit, but if you did I cant imagine you would be here asking.
