@Erick Martinez It appears to me that Mary Ann transfered the office of PR to Eric and Cassandra, as joint PR's. 

Those things all create a very healthy economy, meaning a higher number of people can afford mortgages and rents. 

@Elijah Crowder , JV means "Joint Venture" (in partnership with other/s, maybe even including the Seller).  

Hopefully your lease has all the adults who reside there listed as jointly and severally liable.

I have been so blessed to have joint ventured around 12 deals now, but I listed a house that had been on the market since last year.

Restaurants are very common, almost the only way to sell some mom and pop joints, smaller non-franchised motels, retail stores/business.

We sell a decent percentage of our properties via seller finance (contract for deed) which offers a very healthy return, quick sale (easy marketing) and little/no risk versus that of a rental scenario.

I am currently waiting for approval on a Shortsale I was hoping to either rehab myself or rehab through a possible joint venture.

I know you shouldn't mix business with family, but my brother and I do amazing work together and can have honest discussions about things that are on-going with our joint ventures and projects.
