On average, what kind of Cash-on-Cash return can you expect in the Spokane area and what cash flow per-unit per-month should I be aiming for?

If it's 15 years old, not so much.The rental comps will tell you what gross income to expect as long as you compare it to nearby similar properties in the same condition.Having said that, there's no absolute guarantee.

Would that be a good discount you'd expect accounting for title issues (95k all in on a 180k ARV is still 50%)?

It has been 3 weeks but they keep saying that it is a fire /frozen pipes season and takes up to a month.I bought the house for cash 54k back in Nov 2017 so do not have any recurring payments on the house right now other than taxes/ins.I am looking for someone who has gone through a similar experience and to give me some heads up what to expect.My insurance is, I guess, very straight forward type of a deal - 94 replacement cost, 8k rental loss.What can I expect now?

This raises another point, i'm not familiar with the Houston market for medical office space but I would say it is reasonable to expect 1 - 3 months of free rent (where tenant pays an NNN expenses during free rent period) on a 5 + year lease, but that those free months will be tacked on at the end (I.e. 60 + 2 month term).

Would I expect appraisal district to capture the sale price as the new appraisal value (market price) in the following year and hence I ended up with significantly higher property tax?

What matters is (A) how sophisticated is your buyer pool, (B) what are discount/return expectations and (C) state of the market. 

The Contractor needs to know this going in so he isn't expecting upfront cash to begin work.Hope it helps!
