Hello!

I recently started researching the Spokane area and was hoping that some more experienced & intelligent investors than I, could help provide some insight.  I am looking to buy a single family or small multi-family (1-4 units) rental property primarily for cash flow and long term appreciation.   I intend to purchase with 20% down and trying to stay under 250K - 300K.  

On average, what kind of Cash-on-Cash return can you expect in the Spokane area and what cash flow per-unit per-month should I be aiming for?
