I recommend you consider the Landlord Package available from BiggerPockets.

I would package this with doing REI meetups in real life or online to build the relationships that will get you to this point.

There are a lot of good spots in the Midwest with similar price points...but there is a clear distinction between sustainable and verifiable growth and quality of life...there are also state laws that dictate very important things like rent control and how much discretion landlords have...Ohio is at the top of the "landlord-friendly" ladder.

With that being said, make sure you do your due diligence and put together a property Information package which would include but not limited to comparable, approximate repair cost, ARV , video and recent photos of subject property (if possible), buy and hold analysis, flip analysis.

It’s reports from on “discretion box” as “my loan balance to my loan amounts is too high”.

I currently invest in my hometown for cashflow but am looking at packages of homes and multifamily in San Antonio, which I also really like!

This was an off market deal that was part of a package, but we ended up only buying this one.

Today and inspector should have a good software package. 

They are cracking down, but so many "investors" are paying for these packages that just harass people and do not work.
