I love restoring old houses but there's plenty of things I think would be awesome to do to my houses that I never do because there's no return.

(I am not saying that its a proper maintenance)How is it possible that after two months of cleaning the drain and installing a new AC, the drain gets backed up again so bad that the leak from it damages tenant's belongings?

Anyone would notify their landlord of a typical water leak since nobody wants water damage but something like this isn’t really noticeable to the tenants or causing damage so they might not care.

My insurance is covering me, but they already said they will be going after the owner of the other house for recovery of damages.  

Send tenant a report with any damage they caused, none in this case.  

Situation is this: tenant informs me that the door to the walkout basement (currently unfinished/storage) is open, but that nothing seems to be missing/damaged.

I have some water damage repairs to do in a kitchen ceiling.

If you are depending on section 8, know that your units will have to be reinspected ever year and you will have to make repairs to cover the damage the tenant did to the unit.

We might disqualify someone based on misdemeanors if they are excessive or disruptive in nature - i.e. disturbing the peace, non-felonious intentional property damage, etc.
