I'm confused on why the monthly payment doesn't match. 

We run a full credit/criminal and are looking to verify their identity and that the addresses on the credit report match what they reported to us on the application, credit score, payment history, number of open accounts and amount of debt, collections and judgements, evictions, etc.You shouldn't run a credit/criminal and just look at the credit score.

If not permitted and you apply for a conventional or government backed loans the lender may ask you to tear it out and return to match the zoning.

The ADU house is 5bd 3 (full) bath (ADU is 2bd 1 bath, wet bar and exterior entrance) everything is move in ready and the number match up ($999K, with the seller offering 10k towards CC or sell price to lower interest rate)but I’m wondering would it be better to buy a smaller Less expensive house and in a year refi and move into another and rent out the previous one?

I believe NoVA is all about home appreciation in the long term which kind of matches our idea of buy and hold.Thanks.

Hi George,The numbers I'm trying to match are from Roofstock.

Do not accept just some screwed on screen to cover the holes and all (commonly done by the Critter Fixer co's), but a handy person can replace the wood/siding OR like we do in many places, actually make a metal "sleeve" to fit over the fascia board or areas needed, secure it, caulk/paint back to match and, you can hardly tell it is there! 

The strategy you choose is based on the market you are investing in, the potential cash flow and/or profit that can be made in the market matched up with the strategy that delivers the deal best. 

Ask as many questions as you have to ask before moving forward.Lastly, if what you see with your eyes does not match what you are hearing with your ears, hit the pause button.  

Even if you read every line of the local codes and ordinances, what it says on paper and what happens in the real world don't always match.
