First time land lord
I have my first rental property and taking applications. What are some good requirements as far as credit score, And are previous evictions an automatic disqualifier, or do you have a statue of limitations on that, 5 years? 10 years? Any help would be apprieciated.

Do yourself a favor: buy "Every Landlord's Legal Guide" by NOLO. Written by attorney investors, it's full of practical advice pertaining to management of investment property, has sample forms that can be edited, and - most importantly - they tell you what your primary state laws are and where you can read them. It's updated every year and is the best $40 you'll spend as a Landlord. There is one book for 49 states and a separate book for California.
Each market is unique. In my market, I'll accept someone with a credit score of 600. Other markets have a floor of 650. I require the provide verifiable income of 3x monthly rent, government-issued picture ID, Landlord reference. We run a full credit/criminal and are looking to verify their identity and that the addresses on the credit report match what they reported to us on the application, credit score, payment history, number of open accounts and amount of debt, collections and judgements, evictions, etc.
You shouldn't run a credit/criminal and just look at the credit score. It's important to learn how to read the reports and get the whole picture.
