At the very least, if they called you I imagine that opens the door for you to attempt a generic text message back to that same number to attempt to continue the conversation....As far as what to say if you DO get into a conversation with them, you can maybe say something to the effect of, "I'm particularly interested in houses in your neighborhood, because of __________(Location is good, close to a hospital, XYZ, blahblahblah).

People may be able to provide you what they pay, however, sometimes items like location, specialty of the accountant/attorney can make costs defer from person to person.

I've always read about successful flippers/rehabbers that have done so many flips that they now have a set of items that they use in all of their properties because they know they work well together and are priced right.

These are all big ticket items you want to stay away from.

Hello, I'm interested in understanding the responsibilities of a property owner that would not be handled by a property manager (or that would be a la carte items).

I think we'll let it cash flow this year and replace/repair any small items that pop up as we go.  

We definitely looked at, and estimated those bigger items. 

If they are only approved for $340K then the conversation will be quite different than if they were qualified for 400K.
