When I finally got a job after graduating my MBA and passing my CPA exam my mentality when it came to money was not responsible at all.I saw thousands and thousands go to Uber, jewelry, designer clothes, and parties every month.

But my goal is to retire through real estate investing and I believe the next step would be house hacking a multifamily.The tricky part is that I would like to stay in LA ...and because I'm not working a 9 to 5, I dont think I would qualify for an FHA and a 203K loan.

During this one, I do see prices going down, but for the most part I don't see a 2008 crash again, where you could find properties at an 80-90% discount.

Are there any restrictions such as condition of home, sales price etc.It seems it could be beneficial to both parties if this is an option.My only reason to not do this if it is an option is because the money wouldn't be liquid so i could purchase another property which is the main point of selling.

A family member has offered to partner and bring 15-20K as a down payment, but in the Houston market I'm not sure that will be enough down to convince any lenders.Is there any point in investing the time to find an investor friendly lender, or would I simply be wasting both parties time trying to pull off the impossible, applying for a low money down loan with okay credit and poor personal finances?
