@Chai Jonn I'm a huge proponent of Helocs, and more specifically a very specialized Heloc that saves cost and increases flexibility.

First post here,Background on me: I am a 22 year old guy in the military with big (realistic) goals.

When/if you PCS buy a single family home with 3bd 2ba in a good school zone, house hack with some military folk (good tenants because we have to pay) and get the snowball rolling.I hope that helps out a bit.

the benefit is they specialize in areas were the 1% rule actually works ( which it seems many investors use as their metrics for investing) and the Inventory is generally not on the open market .. although many now a days are short on inventory and you need to get on a waiting list of sorts.. 

Context: I'm AD military and I'll be moving in a few months and seeking advice from the bigger pockets collective on the best way to proceed.

This would immediately lower morale.People; Employees or Military, require guidance, and often demand it, even if they do not say so directly You don’t have to give them the answer, but you can provide guidance and instructions on what you need accomplished and let them figure the rest out on their own.You can provide some type of creative freedom, especially to the younger employees.  

I sold my interest to my partners and went into law enforcement for 5-years.I have since rejoined the military and relocated to Annapolis, MD in 2020.
