I actually lost my superhost status over a double booking that occurred when my town's internet went down for a day, when it came back on I was double booked. 

Put in some nice furnishings, a good bed, access to your internet, and make a new friend!

I have some self taught knowledge through reading and the internet but if anyone who has actually done them before and have any advice, I would love to hear them!

Maybe 20 years ago would require obligations, but the internet has been around for a while and credit bureaus give me all the info I need.

I have searched the internet for landlord program description and guidelines without success.   

Call the e-mailer and ask him what's going on vs asking for internet speculation on what someone else did.

We have an external camera which stops working and then I've had to check for power and internet power outages every time this happens to find out that's it probably the guest.
