Keep good records and file taxes.

I file for "owner occupied" status and have the mortgage interest fully/partially deducted on my tax returns. 

Now he has filed a lis pendens clouding title to prevent sale , causing loss of good tenant for 3 months.

If that was stated in the broker agreement the consumer signed and then that was on file with that specific lender, then yes, it'd be legal. 

The TCPA act prohibits both automatic telephone dialing with recorded voice and texting without consent.

This way if there is a liability claim against them you can file it and the check goes straight to you.

The only option we've found is to:- Send to collections now for current outstanding balance - File for eviction if/when we can finally do that again - Send to Collections for final balance after eviction I don't foresee this doing much of anything in the short-term other than getting the inevitable collection process moving now.  

A couple days later, she filed a formal complaint of "violations" on our HOA website.I just think that this lady is going to give us some major problems moving forward, especially when we rent out the unit.

I currently keep separate files for my investment properties, but there are ways to aggregate all this into one personal file and use class tracking for each of your properties.
