Do you try to be on your computer and type in their address into a website to get comps while you're on the phone before you make the offer?

Has anyone used a preformatted website and had success?

Just ask anyone that's had to help with evictions on a few crack houses; Or having to visit a property once a week and make maintenance and utility payments for 4 months before ever listing the property.When you make your offer directly to the bank or asset manager, that offer is sent back to the listing agent; in some cases (very few), this act can cause the agent to be looked upon in a poor light.

go back to what you did- contact ther realittors, the courthouse and web sites offering the list of bks and preforeclosures. many can be had on this site and by google.

By that I mean there will be something that says you have rights to enter and that you likely have to provide advanced noticed.Unannounced visits are not allowed and can be ground to have a future eviction blocked.If you own 6 units it is time you checked out the rules in your state.

A direct request where you ask the person to act (to call, visit a website, etc).You could have more than one card if you wanted to segment your target market and then use specific cards for specific purposes.At some level do not ask the card to do more than it can do.

Or at least visit forums that are used for legal discussions.
