I recently learned the next of kin (a son who wants nothing to do with the house) donated the deceased to the state & has a record of bad relationships, roommates, and evictions; and for me has been virtually impossible to contact. 

Multi-family is very hot right now and virtually everything is over-priced. 

I'm looking to buy cash flowing properties because it's virtually impossible to do so in the GTA, and if it is possible the cap rate isn't nearly as impressive as New York and the properties are in a lot rougher shape.

I am conducting research to investigate how technology can be utilised for streamlining the due diligence and buying process from the comfort of our homes/offices.I’d like to leave you with this question and kindly request your thoughts:Would you consider submitting an offer for a property located in another part of the world without physically viewing the property, but instead using tools such as your devices to conduct virtual tours and local representatives to validate the property?

I assume virtually nobody knows were Sparrows Point is. 

It also has capabilities of pulling your listings right from MLS (if you are wanting to promote listings) and creating a splash page with flipbook, virtual tour and so forth, and sends it out to all the syndicates.  

Also, I am trying to train a virtual assistant, via upwork, on doing this task.
