Canadian Citizen Investing In The State Of New York

Good Morning, I am a Canadian citizen looking to invest in Erie County or St Lawrence County. I'm looking to buy cash flowing properties because it's virtually impossible to do so in the GTA, and if it is possible the cap rate isn't nearly as impressive as New York and the properties are in a lot rougher shape. I was first thinking of areas like Buffalo and Niagara Falls however after viewing some properties with a local real estate agent I realized that the quality of tenants in the area would be a full time to manage. The I found st Lawrence county where I found some quality properties less than 40 years old at an amazing cap rate. Any suggestions for a Canadian investing in the USA when it comes to taxation, LLC's and property managers.
