I stumbled across BP while looking at other real estate videos about buying rental properties, then while talking with a friend discovered he is a big BP fan and has been watching and following BP for a while now.  

I have used the Syndicated Deal Analyzer available at themichaelblank.comIt costs around $200, but is a very extensive spreadsheet, and includes quite a bit of video instructions, which were worth the $200 alone.

And there are so many YouTube videos on how to calculate cash flow and analyze deals also.

He puts out some great videos as well as his books.

I did my research on the TREC through Youtube videos and learned the importance of it.

Do I receive video of my pre and post make ready?

I'm NOT an expert on either taxes or legal issues but I've learned a ton from experts in the field by listening to podcasts, YouTube videos, etc.Search YouTube for the Rich Dad channel and look for videos on LLC'S, taxes, Cashflow Quadrant to get you started.

However, there have been times that (note that this is always novice investors) will send me endless listings and property addresses and ask me to call agents, drive by for them, do video walk throughs, etc; essentially invest many, many hours on their behalf, only to find out that they've bought a property either with another agent or off market in order to save money (ie; not pay me for my time and expertise after I've educated them on our market).
