The are plenty of suburbias in Canada brimming with 3000 - 4000 sqft "McMansions"   The split-level, multigenerational does occur (at least here in the east), but its neither the norm, nor universal. 

Through questions and conversation, I find out he has FOUR SFRs within 3 blocks of a university (16000 enrollment) and after years of being a landlord, he wants out! 

Where I live we have the university of South Carolina, Fort Jackson army base, bunch of other nearby military bases and bunch of businesses.

I sold that property in 2018 and the appreciation from 2011 to 2018 gave me enough money pay for both of my kids university education.

What you will typically find is that cold belt states are more heavily overbuilt versus demand whereas many warm belt states are expanding so if one space goes dark under a 20k sq ft box then many tenants ready to jump inline and expand in that area.No retail apocalypse here.

I'd rather lease up the empty unit myself then have the seller get any warm body in there.Why is the seller offering financing at pretty much bank rates?

Usually this works out easier when it's a warm lead or 'friend of a friend' situation that wants to move in. 

I wander if this requirement is universal for HELOC?
