In the near future I am thinking of doing something similar with my duplex.

I’m looking to cash out on my businesses in the near future and move back to Phoenix and start investing in real estates.Phoenix is where I would like to settle in because I have a lot of family there.Currently have a property in Long Beach that I owned with another partner, it is generating a good positive cash flow and has appreciated a bit since we purchased it.

Verification - while the homes that we have been testing are all verified, what am I going to do for future listings?

Given a ~2% CoC return is not enticing or sustainable given my goal is monthly cashflow.

Enterprise being something that is currently active and earning income.Education and such to learn for a future enterprise is like college and not deductible.
