The new guy from KY, planning to move to Phoenix soon

Hello hello, I’m new here and would love to get to know everyone. I have some experience with real estate but more experience in doing business. Currently own 3 donut shops in KY, been doing business for about 10 years now. I’m looking to cash out on my businesses in the near future and move back to Phoenix and start investing in real estates. Phoenix is where I would like to settle in because I have a lot of family there. Currently have a property in Long Beach that I owned with another partner, it is generating a good positive cash flow and has appreciated a bit since we purchased it. Currently owner financed and possibly looking to flip that as well. Ps: Was thinking if I should I get my license to have access to the MLS listings or should I just find a good agent to work with? Does anyone have a recommendation for a real estates school? Any tips or advices would be greatly appreciate.
