I suppose the lender could appeal to the IRS that they accepted a deed in lieu and that the debtor is deceased but if i were the IRS, i'd say, "So...i still have a lien so, you'll have to foreclose and wipe me out after i fail to exercise my lien".

We would get back a portion of VA entitlement to then be able to use on our next primary residence purchase. (2020 Loan limits are supposed to go away for VA loans)My hesitations are the following- Seeing that residence is no longer a primary residence the Refi would not be able to be a VA loan (to my knowledge) so we will need to pay closing costs a down payment +PMI monthly on a home we already own.

suppose some of the suburbs will be more affected as people get priced out of the metros, but those are usually the first places to get rent relief during recessions.
