With interest rates increasing, your best bet will be to aim to get as much of a discount as possible on the purchase, then refinance once the rates decrease.Best of luck to you on your new journey in the Northeast!

You can also do STR / Mulifamily after or even concurrently depending on your financial situation.Once you get it going aim to use your equity to scale your business so you can quit your job.  

The important thing to note is that some sellers will need to sell within a few weeks or few days, and other sellers will not need to sell for months and months.The deals I am talking about finding come from a combination of knowing every seller in the market and making offers to every seller with an aim to helping them solve their headache and moving on with their lives.

My plan was to buy and hold them indefinitely for supplemental retirement income, but I have recently begun to think about selling one or two.

Cash is the king and I need cash flow so I can supplement my income or retire at some point.
