If the schools, streets, shopping and entertainment areas look like a C, attracting residents to pay the higher rates by upgrading the property to a A/B as you suggest (higher than the surrounding area) is typically not going to work out so well.

I was considering trout river location to buy single family homes. murray hills homes are on the rise and cost over 90k for a descent single family residents. since you in the area what do you suggest I invest my money to build a nice portfolio of rental properties.

I am asking this because a Bank I contacted told me that they won't typically work with someone who does not have any prior experience building multifamily and suggested that I consider purchasing an existing property instead.How else would you gain experience?

Cost segregation studies are often performed to isolate and value the individual components so these items can then be depreciated separately over shorter lives.Whether it is worth it from a cost benefit standpoint for SFR's in my opinion is debatable.
