Intro, where to start.

Hi Everyone, This will be my first post here on bp. Been lurkin for a while. I am trying to figure out where to start my investment journey. A little background, i am 21 years old, i have 23k saved so far,I have my real estate license here in California but have not worked for any brokerage. I am interested in buy and hold properties out of state. My main question is after I purchase my first property purchase, how do I purchase another without the 20% down. I wouldn't be able to do it again only 23k that I have. I am open to all and any suggestions regarding my question. I would like to thank everyone in advance for their time. Thanks
