Anyways, that rant is over.My current situation:I bought my current house (3 bed 2.5 Bath 1790 SF in Tennessee) in 2014 on a 15 year note ($~1280/mo) with 151k financed.

Something to know BEFORE creating a contract for sure.Just saw a video of young couple who bought SFH in North fL; principle and interest was 460 or 560 / mo ; so that was affordable but then because they were financing the property there was additional unexpected 100. / mo flood insurance.  

I just bought a beautiful home and, while I dont need it, would like to move in two working professionals into the two vacant rooms while I lived I stayed in the master. 

We also bought one of those Pesticator repellers, so we'll see what happens this winter.

We bought a 32 unit apartments, with 10% down, 20% seller financing, 70% bank financing.

Unfortunately, I bought it without proper due diligence or inspection, and it is in quite a bit more despair than anticipated. — It’s looking like I will end up with about $15k out of pocket for a total of $30k rehab.This includes new appliances, adding central HVAC, flooring, new cabinets/counters, Interior and exterior paInt, foundatIon levelIng, etc.

I bought the property using Subject To, (I took over the loan) so there is an existing mortgage payment he would be taking over.
