I also have a plug-in set the time - automatic light but it's not the right fit in some applications.

Just curious what software do you guys think is the easiest to interface and has all in one capabilities. 

We have 2 homes that rent between 1400-1600 and we do the full background/eviction/credit checks before they fill out the application. 

But realize that you are making a commitment to that software from hence forth.

It contains the most important forms: application form, lease, ruels and regulations, lead disclosure, smoke detector and CO2 notice,  pet agreement, non standard rules (lawn and snow etc), 5 day notice and folders. 

Make sure you get all relevant documents prior to close including move in pictures, catalog, tenant applications, contact information, rental certificates, and maintenance records.
