In general worry less about the things you can see then the infastructure of the property, that can sink you if you dont understand and account for the costs.

Yes cap ex can be depreciated if you are buying equipment (fridges, ovens, sinks, ect).  

For instance, most commercial property is just a shell and a restroom that is occupied during daytime hours only, so there's no midnight calls for fixing a toilet or unclogging a kitchen sink.

Warranties are more for when the tenant moves in and there is a leaky sink or an electrical outlet does not work.
