I have a full time job getting off around 5pm typically and have free time after that and most weekends to help with anything.

@Carl Fischer do you live off of your rental income completely, or do you pay about 40% because that is your personal tax rate from some other job?

If it's a specific job such as plumbing etc, get several quotes from licensed plumbers. 

This guy on top of his job said he goes to the house at least once per week and collected rents with cash, cashiers check or money order only.

So, the agent who showed me the house I wanted, did a horrible job keeping in communication.

Just like in any multi values are driven by cap rates.in retail home owner real estate does not matter.. if you don't have enough housing and you have great job growth or sustainable then you have apprection just based on building cost going higher.
