Here is a framework to think about how buying properties creates the most tax efficiency for you.The 6 levers of depreciation:Lever 1 - % of LandOne of the components of a property is land.Land is NOT DEDUCTIBLE, so low value land properties mean more tax deduction.A value of your overall purchase will be assigned to the land or lot.You receive no near-term tax benefits for buying land.For example - If you buy a $2 MM industrial building outside a rural town on 5 acres, the land value could be $5k an acre.

Good afternoon allJust for general discussion.....and I know there is a lot of information not given....I was discussing with several colleagues at a recent investor meet up, on their thoughts on best practice/method to acquire another property management company in our geographic location.We were approached by another management company who's owner wanted to retire and presented us with an offer.Original discussions with the other management company(seller) had them wanting a one time payout, say $100,000.

From my findings, the two subdivided lots would comply with the requirements provided by the county:The minimum lot size is 1 acreThe minimum lot width is 135 feetThe front building setback is 60 feetThe side building setback is 20 feet (for corner lots it is 30 feet on the street side)The rear building setback is 60 feet
