There is no hard grading system on investment properties so “Class D” would be a subjective term but ideally it would refer to the “state/condition” of the property, “quality/affordability” of the tenant base and the “rent/income” it could provide.  

We manage property all over the Indianapolis area so we see all sorts of properties in good areas and not so good areas. 

Generally, everything is negotiable so even if it's godawful, I would likely just ask for it to be fixed or compensated for.

So no lenders will touch it.
