Would it be a good idea to pay to become my own LLC to cover myself in the event of a freak lawsuit from a disgruntled renter?

Im in a similar situation with a municipality, but if you are able to cover health insurance through the service, that makes the transition out of the traditional W-2 much more feasible and also covers all of your bases.  

After inspection it turned out that many places need to repair: roof, electric panels, foundation...

I put new tile flooring throughout, added a closet to make a 3rd bedroom, new appliances, new paint, new counter tops, refinished cabinets and added new hardware, gutted and updated bathrooms, landscaped outside plus lots demo, fixed a roof leak, sheet rock work ect.. for $13,500.

Offer a contractor friend dinner to do the walkthrough have him write down and Quote possible issues as he sees them have him go over the systems the basement and roof with a fine tooth comb .
