And right now with housing prices high it's not real easy to find good cash-flowing rentals, short or long term.DR is like riding a bike with training wheels.

If you can turn the property quickly you can ride the wave and capitalize on the sales price at a higher valuation.

For the same home rent many times is as much or more than mortgage so unless they have to sell  Divorce death job loss or transfer folks are just going to ride it out.. do you think thats an accurate statement or do you think there is going to be a bunch of folks in your market decided to walk  ruin their credit etc because they have negative values. 

Moving forward from that, I would reach out to other investors in the area that buy a lot of properties and see who they use for inspectionHas there been hail in the area since it was inspected?

Good for me the market was depressed and I was able to ride the wave of appreciation and make about 50k after 5 years of owning the selling that house.  

I definitely know I'm in for a ride trying to find something within my budget in these areas.

I think I am going to start ride sharing in my free time to build capital to invest.
