Today was our scheduled inspection date on the new home, and the home inspector was already supposed to have had a radon test placed in the home over the holiday weekend.  

Forget the scripts  and just keep moving forward... be honest and be nonchalant... relax and go fail.. thats the only way to move forward.. every time you get a no, figure out why... every time you do that, you get closer to a yes...

I am pretty sure they do most of their hiring during the holiday seasons.

There is a major franchise that puts these together, writes their own lease (sale-leaseback deal) and surprise - Gives themselves rent holidays in later years in the lease.4) Realize the return they advertise is NOT guaranteed, so better history of the syndicator better the odds you'll get it.5) If you have the money, try to diversify and spread it around by prop type and location (ie make 10 buys of $100K vs. one buy of $1M)6) It's commercial RE - You CANNOT turn around and sell it if you need the money now.

This is a lot better question than how to charge a late fee or what holiday gift to get for a resident.Well thought out plan and this illustrates one of the huge benefits of commercial real estate, even at lower prices than discussed here.I am not qualified to answer but your 20% appears rightfully conservative and your $7.5 million appears correct.We all come here for answers and I typically don't like the "see your CPA" replies but there are tentacles into the rest of your tax return that may need to be factored in if you don't offset or defer the gain and recapture (phase outs, AMT, etc.).Not part of your post, but another good use of cost segregation plus bonus depreciation plus real estate professional status is the possibility of performing a tax free Roth conversion...just brilliant...tax free in, tax free out.

When you're relaxed, oftentimes it can make the other person relax and feel more comfortable as well.

Now if only we could relax the STR rules in Denver.

It is usually a few dollars more on weekends, and holidays, and varies between $28 to $31.

I wonder if Rosendale's rules might be relaxed... it's a little off the beaten track, isn't it?
